Well this isn’t what I thought I would be blogging about today, but I guess it will be now.  In just a couple of months our lease for our townhome will be up and over the last couple of weeks we have been trying to decide on whether to renew, or look for a new rental home.  Although our situation with the neighbors has been resolved with them moving on (more on that later), we just have lost the feeling of living in this neighborhood.

I got an e-mail this past week from a local builder talking about special and things for first-time buyers, so with nothing to do on a Sunday we decided to take a ride and take a look at what they got.  We looked at a bunch of model homes and villas, and just about every one was very, very nice.  After ruling out the villas for space reasons, we wanted to look at one of the model houses again.  After looking at it, all of us looked at each other and said this is the one.  But hey, we have never bought a house before, and are totally clueless in the process, but the people there were actually very helpful. 

After talking with the sales people for a while they offered a full appliance package for free, window coverings for free, and a bunch of other incentives.  After talking for a few we decided to put a bit of money down and start the process of buying.  Nothing is of course final, but we took a very bold and important step today and I left feeling mighty good about it.

Get yourself a Buyers agent!  That is the first, and best thing you can do.  What many do not understand is the selling agent and seller are not your friends.  But a Buyers agent will not only be paid by the seller, but look out for you as well!

And good luck!  My 5 year ARM just adjusted for the first time - down a point!  so fixed rates have never been lower, or better!
